Insurance Essentials for Property Managers & Small Business Owners

Insurance Essentials: What Property Managers & Business Owners Need to Know Before the Next Renewal or Claim

This session provides a clear, practical overview of the core insurance policies that commonly affect property managers and small business owners, including habitational property coverage, flood insurance, business auto, umbrella liability, and business life insurance. Attendees will learn what insurers evaluate when issuing or renewing a policy and how to confirm their coverage reflects real world risk. Attendees will review building valuations, business income or loss of rent limits, and liability limits so they align with current exposure. It will also cover how deductibles work, including flat versus percentage deductibles and special considerations for wind, hail, and roof claims. Participants will gain an understanding of required and optional endorsements, vacancy and occupancy disclosures, and the exclusions that most often create unexpected coverage gaps. Attend to understand what a typical habitational policy includes, such as building and structure coverage, loss of rent or business income, premises liability, and limited ordinance or law coverage. It will also address common misconceptions, including sewer backup, flood versus water damage, mold limitations, equipment breakdown, vacancy related losses, and roof replacement expectations.

We will review flood insurance basics, including what is covered, what is not covered, waiting periods, and separate deductibles. The program will also explain business auto exposures, including business use classification and hired and non owned auto liability, and why personal auto policies may not respond to business activities. In addition, the session introduces business life insurance applications such as key person protection, succession planning, and business debt protection.

The presentation concludes with an overview of the claims process, including reporting expectations, documentation, and how policy language and deductibles influence outcomes, along with a brief look at current market conditions and projected premium trends. Participants will leave better prepared to evaluate their insurance coverage, ask informed questions at renewal, and reduce costly surprises before a loss occurs.

Who should attend: Property managers, building owners, and small business leaders who want clearer answers, smarter coverage decisions, and fewer surprises when it matters most. Students enrolled in a four year university are free. Only industry partners are allowed to attend from vendor companies.
